Decoding Post-Possession CAM Shock in 4+ BHK Penthouses

Buying a 4+ BHK penthouse in Surat feels like a triumph—until the post-possession maintenance bill arrives.

For the Textile-Diamond HNI buyer, securing a high-end residence along the Vesu-VIP Road corridor is a key milestone. Yet, many buyers experience serious maintenance cost shock within months of moving in. The culprit isn’t the square footage—it is how Common Area Maintenance (CAM) is structured in the fine print.

Here are 3 critical audits to perform before signing your buyer agreement:

1. Audit Carpet vs Super Built-Up CAM Calculations: Ensure your monthly maintenance fee is billed on actual usable carpet area rather than inflated super built-up metrics. Small percentage variances create massive recurring annual costs.

2. Verify Sinking Fund Allocation: Confirm how long-term capital replacement for elevators, high-tier security systems, and private amenities is structured. Operational costs shouldn’t double overnight due to unpooled reserve funds.

3. Demand Full Operational Line-Item Breakdown: Look beyond headline figures. Review HVAC common zone expenses, specialized facility staffing, and common space utility allocations upfront.

With over a decade of experience in real estate development across Surat, The Western Group prioritizes full transparency and clear title status from pre-launch to handover.
